A few notes on my plans for take-over of the property:- I plan to use Cozy.co based on research, reviews online and here for tenant screening and rent collection- I plan to use RocketLawyer for legal docs, leases and for on-line signatures- All tenants are on month to month leases so i will likely as people to sign longer term leases or pay a premium for right to be MTM- I will likely just use Excel for accounting purposes and Income/expense tracking- I set up a Gmail email address & a google voice number.

Your 3 rental prices seems scattered. usually a triplex has all the same bed/bath at 2/1 or 2/2 so Im thinking you could get all the same rents if u updated the 2 slacking units to the premium one.

Also, VA loans allow you to get up to 4% cash from seller, as long as it is applied to actual prepaid and closing costs (closing costs, appraisal, insurance premiums, etc), so if you had money allocated for this, this 4% back from seller at closing may fee up some cash for minor repairs to get past the VA inspection.

Jay Decimas book, making money on fixers or something like that talks about a deal he bought and fixed up, then sold off half the interest to a wealthy doctor for a premium who gained tax befits and a little cash flow, and then also the proceeds from a future sale.
