I hear so many different things from people online it just keeps me confused and prevents me from taking the "next step".

From the seller, definitely get history, insurance, tax info, any planned special assessments, major repairs, any warranties (foundation, waterproofing, roofing, etc), a copy of all leases to review as part of a formal accepted offer, etc. 

The jobs numbers have recovered from casino closing and now many more jobs are coming online. 

Will you have a lawyer review the contract?

The key to it all is maintaining corporate filings and documents, both with the state and internally with the LLC itself, and to document the entire structure with an LLC agreement that is specific to real estate and is not just a generic LLC agreement that you can find online.

I had a mini-storage friend review the below with me and he essentially told me the business wasn't worth anything, that I should just offer to buy the land at market value.

If employers search online before hiring someone, landlords should absolutely search before renting to someone too.
