Highly motivated seller.

Bandit signs can be used two fold to find motivated sellers and to build a database of buyers.

So I was thinking that for those sellers that aren't motivated maybe I can sign an option agreement with all of them, allowing me to have some properties to market in the meantime of finding other deals.

I plan to market, market, market and find motivated sellers to purchase, rehab and flip single family homes in Los Angeles, CA.

Just an update for anyone following,So far we have received roughly 8 calls, a few of the owners didn't want to sell the house we mailed about, but have other properties they want to get rid of.None seemed extremely motivated, 2 have offered to owner finance their occupied rental properties, but the numbers really don't work.I will be going out to take a look at one house which sounds like it may have potential.

I would strongly agree with @JScott that flipping - Wholesaling is not easy in many areas of the country.If you look at every motivated seller and ask yourself,what is the best strategy for this seller?
