I originally wanted to start by flipping homes but realize it harder than I expected. It took me while to get the contracts down, which I still doubt I have down packed. I have sent many offers to purchase with no response for seller. I've tried mls, classifieds and sending letters. To no avail.

I do have experience with property management and feel my best niche is buy an hold. If I can find a great duplex for a good price, would be excellent. I have come across a few the would have been ideal if I had only jumped on them but I feel my timing wasn't right at the time.
