There are professional HML companies now that don't jerk you around.

You would be better served hiring a project manager in the area and a realtor and keeping 100% less the costs of the PM.

If someone is hiring an appraiser for a pre-appraisal on their own property or for a mortgage adjustment, they already have an agent.Seller leads are out there for you like @Christopher Phillips said - FSBO, expired, landlords who don't want to do it anymore.

PM sounds like a jerk.. and your stuck defending someone you hired to do the best job possible for you.. they dropped the ball and you need to further monitor what they are up do and doing by physically taking action and checking what's up.
