From my initial conversation with them, they stated that they create an LLC for the property you are looking to fund which will hold the title of the property. 

That’s one of the drawbacks when you hold title in a LLC - you get slightly less favorable loan terms. 

This means that the legal title remains in the name of the seller until the loan has been paid in full.

I’m a house flipper and one of the reasons I am currently studying to get my license is because I no longer like playing the waiting game for my realtor.

Am planning on selling this property on the open real estate market and is looking for an attorney or individual to do a quite title action on it. 

Someone from PA will have to chime in, however that is illegal in a lot of locations, so I wouldn't expect it to be part of a closing with a title company or lawyer.

Also Cody careful In Mississippi one of my clients there got thrown in Jail for brokering without a license.he got caught once got a cease and desist and I set up a transactional program for him so he could come into title and resell.. he did quite well we did one or two a week there for a few years.. then we had a falling out.. he reverted back to his old ways of tying up a property putting it on his website and reselling it without owning it or bringing in his own funds to close.. and got turned in again this time he was arrested and charged with a felony..
