I've had success searching for properties in lower-end areas with a stable employment base. 

And I would also be worried that the next time we have a big economic recession or depression, it could affect tourism in Orlando which in turn could affect employment and lead to evictions and vacancies. 

So if you wrote off a bunch of stuff, your ratios will be way to high and you will not qualify.So it pays to pay Uncle Sam if you are self employed and trying to get a mortgage.

I don't doubt you can find some good cash flowing prospects in those areas; some attractive school districts, affordable property, close to many employers, etc.

My goal is to find employment and learn as much as I can. 

Just like theres no way for an employer to tell if a persons resume is valid or false.

I'm currently employed making around the average annual income of someone with my degree in my location. and of course, I also have some student debt on my head.

A training and experience that many aviation employers are looking for.  

We are both employed and are working to purchase several more properties in the future.

I find it's more commonly employed for individuals who are in a higher tax bracket where PMI is not tax deductible, but mortgage interest is.
