My experience with these types of programs is that you end up paying for it being in a neat little package.

I recently purchased a package of 3 single family homes for $85k.

The loan Package took about a week to complete and be approved.

I have not encountered many wholesalers in Canada - outside of MTL and TO - but Hfx may be a large enough market.

If you are hungry and really want it, that will help you recover from most of the other pitfalls you encounter.
