I agree with you, I just need to learn to remove emotions from business.

Putting emotions aside and seeking to make a deal that will make sense for them.I don't want to just focus on what I want I want to try to understand from their perspective and try to be reasonable and work with them but on the same token realize that I have to be very careful about what I say because if they reject it and we go the legal route things I say can and will be used against me.

I like to focus on both because finding deals and wholesaling the properties to investors is just a numbers game and is much less emotional than working with a family who is making one of the biggest financial decisions of their lives.

The reason is that single family is more emotionally based and the values are a result of comparable properties in the area when it comes to pricing.

Always use a Realtor that is an investor themselves because most Realtors are used to dealing with emotional purchasers versus investors like us who analyze our purchases strictly by the numbers, (if you're doing it right).
