Fix and rent single family in Texas

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $150,000
Cash invested: $10,000

My wife and I bought this property in 2019 as our first investment property. We lived in the property for 5 months while we made some much-needed renovations. After that we rented the property out to some exceptional tenants and their family has been their ever since! We plan to give this property to our son when he's old enough. I look at this investment as the catalyst for our Real Estate journey and we can't wait to invest in bigger and better projects.

What made you interested in investing in this type of deal?

Listening to a lot of the BiggerPockets Real Estate podcast piqued my interest in buying our firsts single Family investment property.

How did you find this deal and how did you negotiate it?

I found it using a local Realtor in beaumont, TX

How did you finance this deal?

I used the VA loan.

How did you add value to the deal?

My wife and I painted the inside of the home, added new trim, and new baseboards.

What was the outcome?

We rented the home after 5 months of living in it and have been receiving 100$ Cashflow for the past three years. This December that Cashflow will increase to somewhere between $300 and $500 dollars.

Lessons learned? Challenges?

Purchase Flood Insurance. Our home flooded due to Tropical Storm Imelda 2 months after purchase, and we had to spend $10,000 dollars out of pocket doing repairs. Make sure if you're purchasing a home in a Flood zone you incorporate Flood insurance into your expenses! Always use a Realtor that is an investor themselves because most Realtors are used to dealing with emotional purchasers versus investors like us who analyze our purchases strictly by the numbers, (if you're doing it right).

I did but he wasn't an Investor agent so I wouldn't recommend.
