They apparently stopped insuring anything over 30 years old.The property is only a little under 4200 sf with a ground floor salon and two residential units in the 2nd floor, but I'm having a heck of a time finding another insurance company as the challenge appears to be due to its being a mixed use property.The city of Alameda has a bunch of similar mixed use properties and I will be reaching out to other owners as well.

But I run into the scenario often with clients/investors of mine who are seeking to leverage the seller carry in a 2nd position behind a senior loan, but have only ever found this possible through short-term capital.

When my hvac gets serviced, the hvac guys does all that and by physical receipt I mean they actually leave a receipt of the service date, and the next expected one by the hvac company.

Additionally if 25% or more of your transactions are your own deals, most e&o companies wont insure you at all.

We opted to deal with the “homeboy remodeling company” – mistake #1!

I am looking for a home inspection company in the DMV that guarantees their work.  

They had a tub faucet repair and the plumber charged $65, fine, then everytime a repair is done- the management company charges me  $487 to supervise the work of a reputable A+ company!
