Hood, so lots of military renters, and the surrounding Bell, County area has a two universities, two colleges, and a major Level I/Teaching medical center.

I have been living in Houston for 7-years and I personally invest only in the Houston areas and I have been helping other investors to invest in Greater Houston and surrounding cities.

Those who invest in birmingham and surrounding area what’s your take?

If it were a 1918 build in an area developed in 1980, therefore surrounded by 1980's homes it would be a different story.If the subject property (the one under consideration) is roughly the same age and type as the homes around it, they will likely be considered comparable without the exact years matching.

The golf course ran into financial troubles AFTER they sold through all the surrounding development lots.

Look at older communities built in the 90s (especially in Woodbridge, Centreville, and surrounding areas), and you’ll see homes that haven’t had yard work complete or show other notable signs of distress (damaged/dirty siding and what not).

There is a huge wrought iron spider web complete with a nefarious looking spider and the house is surrounded by a rickety-looking picket fence.

Any thoughts, advice or recommendations about this area (or surrounding areas)?

I would also search on Airbnb and VRBO for the surrounding area - look how much each of those properties charge throughout the year and see how much they are booked out and see what length of stays most of their guests are booking for.

Or if the bed/bath numbers are different, this can drastically change the price of homes in the surrounding area.
