VA loan reinstatement.

We have just sold 2 properties with VA loans to purchase a multifamily property and are trying to find a perfect area. We understand the rules of the Va loan (we have to live in it for at least a year etc..). I am a traveling nurse so location and primary residence isn't an issue. We want to purchase a 4-plex to maximize our benefits. We are thinking a beach town in Florida. Because Fl has no income tax. Our thought is we could STR 2 units LTR 1 and then our primary would be the other. Since I travel our primary would be an STR while we are gone. We already have three STRs (Dallas area and the Smokies) so we have experience with STRs. Our biggest issue is identifying a perfect town that will be affordable and have enough tourism. Thoughts? It is a Va loan so a Brrrr is out.
