Before i left, i left the last of my savings with my tenant, a long term friend (15 years) that rented from me for 5 years. my thought was with the 5 grand , he would have a nicer place to live and i would be able to maximize my appraisal and house hack a mutiunit.

I considered just doing an LTR, but according to all of the rent estimates that would put me at a negative cash flow so I thought STR might be the way to go.Also, I would like to start an LLC for the unit.

If vacasa can put the same $ in my pocket (or close), and I can find more deals with the extra time, that's a super big win for me.I'm glad you've had a mostly good experience, and it sounds like you do recommend them, which is great.I've had someone from vacasa reach out to me electronically, but I have yet to get someone on the phone that can talk about their ability to service my area.Hopefully that changes soon :)PS I lived in Austin for about 10 years about 5 years ago, and always thought New Braunfels was an up and coming place.

I'm looking for some thoughts specifically for the downtown Sacramento market targeting either a two to four unit building or a 5 to 6 unit.I'm hoping to get some opinions on:Pros and cons of each (less than and more than 4 units).Current rents you are seeing for a 1 bed and 2 Bed.Buying in a good location with a building already and great shape or try to find a fixer.Best locations/ neighborhoods to target.Ideal cap rate and or cash on cash rate target, etc.
