Con is that you have inspections every few years (at least over here) so you have to be proactive with your tenants and stay on them so you aren't reactive when the inspector goes out there and finds that your tenant has turned your unit into a dump.

And if so how can I find an accountant who is knowledgeable enough to give me sound advice about such a unique situation?

I have no interest in pursuing a lawsuit or anything like, as I like to stay on the admin's good side since they often provide me opportunities to purchase demo list properties to give a second chance.

Having a track record, experience and the knowledge is much more valuable.  

Just like any trade, there are those who are knowledgable, and those who can barely get by.

There are tons of people on here that have great advice, knowledge and wisdom to share. 

I hope to take the knowledge I learn and pass that down eventually. 

Even if they are upset, once they look around and see we're still below similar homes, they choose to stay.
