I looked deeply into section 8 in Virginia and decided it wasn't for me:

1. Maintenance requirements are not reasonable and are enforced (although inconsistently). This creates a risk of headaches and expenses that I would not normally have in my non-section 8 properties. I am sure some areas don't do this, but the ones I am in do.

2. In our area, for partial vouchers, section 8 pays only if the renter pays. This means that it is not an actual guarantee.

3. Section 8 tenants are often much harder on the property which leads to higher maintenance costs during a turnover.
