I highly recommend you establish an LLC to purchase property under the LLC.

Typically too, you will have a 5 year ballon payment or whatever you establish with the seller and by the end of that you'll most likely have to refinance through a bank.

I haven't been in the situation myself but a relative of mine is able to move quickly on deals out of state because his team is established and it frees him up to not worry about getting to every property himself.

City inspectors are just doing their jobs, so as you said as long as you treat them with respect you will get respect in return.

They're engineered, designed, and built to pass inspections with respect to local and state codes.
