I was curious if there were any podcasts or videos in bigger pockets that showed anything in how a beginner can do some book keeping and how one would go about forming an LLC for maybe their 2nd property. 

I would like to connect with others who have the same interest and learn all I can to get my first deal off the ground.I would Read Joe Fairless Apartment Syndication book, watch some youtube videos, get Michael Blank SDA.  

Any flaw, have them document and describe the issue if they ever come back to say “it was already like that” Recommended to take a video of the property also A landlord can’t deduct any charges from the security deposit if a move-in deposit wasn’t done when the tenant is present.

I see videos from Brandon/Stephen on youtube and i see they mention not buying anything below 12% COC ROI that makes me always wonder if i am not finding the right deals.
