My business partner and I originally bought this property to turn into a very high end 6 person care facility.

Land development is very expensive by nature, depending on the upgrades to the facility (permits, earth movements, storm drainage, utility services connections, county and city fees, sanitary improvements that the city may assign with your improvement, permitting, storm water pollution fees and costs, roads improvements and parking lots requirements, etc.)  

Off hand I would say it would make a good place for a brick/stone company to sell their stuff provided there was an office where they could run their business.I would also say lumber yard but that would be a bit more sensitive to flooding.Stock yard and auction yard/auction facility could be good too.

Property values in my town took a plunge when Amazon.com packed up their distribution facility and moved away. 

They import all models in all there colors knock down into their assembly facility in New Jersey.

Interested in investing in self-storage facility seems the bigger banks frown on financing this type of investment.

I have a little smartie pants that wants out of her lease to take care of her mom,and if it doesn"t happen her mother is claiming to sue for any medical conditions!
