Currently a decent amount of space is unusable due to this mechanical closet that is just to contain the furnace and water tank if I'm getting rid of the furnace, I might as well get rid of the whole room and have more living space. 

35$ a square foot, probably.I could typically do a early 70s home needing everything, except maybe shingles, for about $25/ square, with me doing a lot of the work, but nice finishes, tile throughout,  tile bath surrounds, stainles appliances, mid level cabinets, new mechanicals etc

More bookings, and a more direct pay for play model that incentives properties to keep their calendars up to date, provide an experience that is likely to result in 5 star reviews, and generally has mechanisms to weed out bad actors.

Specifically general mechanic that is jack of all trades, an electrician, plumber,and a roofer!

All parties need to understand their roles and obligations and alternatively there has to be a clearly defined exit mechanism if the arrangement does not work out.You've done well to have found a G.C. you trust so much that you'll give them a piece of your action.

An inferior mechanics lien would be wiped off title.You need to be able to do your own title searches.

I've heard that wholesaling and assignments are the best way to get started for someone in my situation but am not very familiar with the mechanics of it.

I have another renter who told another property manager of mine that their mechanic shop has been closed for several weeks due to the pandemic. 

I'm hoping the park owner doesn't need to hire a certified "mechanic" to do repairs to park owned homes.
