I'm not a big fan of owning washers and dryers as they too often require maintenance.On a larger scale, I have zero vacancies, and there is no good reason for a Gilbert property to be vacant for a month in this market.

I am at the point where I am out of liquid assets, and have left my W2 job to focus on real estate and a side business, so I cant get another traditional mortgage, and a deal like this could really be helpful with my current situation.So my question: What are some good ways to structure an equity partnership with 1 or more outside partners in which they provide all, or almost all of the cash, to fund the deal, and I do all the work?

I think in larger cities the risk is mitigated (we are currently stationed in Oklahoma City, and it's a large metro area, lots of other employers) so I'd worry less here b/c of that.

I recommend keeping a minimum reserve for each property (mine is $10k/door) to ensure you can cover most "surprise" expenses and larger capex when they arrive.
