I've seen it over and over again, a couple could have worked out the issues, (Yes in most cases they can) but they won't just step back and take a deep breath and think about what they are doing, They married for a reason and that reason still exists.

What are your initial thoughts behind the podcast strategy and long term goals?

I haven't personally tried to the last two so there are probably plenty of bad examples not to try them, but they should at least minimize initial investment costs if done right.

I'd like to start by creatively obtaining a property with a small initial investment, so any advice would be appreciated!!

and for many reasons.For me I realized also why I am no good at it on a small level and if I jump back in the only way I could do it is be 2 steps removed..

Hi everyone,I'm still very green at this and haven't done a deal yet so bear with me and my limited info at the moment, but I wanted to get some initial thoughts on these numbers.

FYI, I initially offered 750K but was willing to take on all repair.

Personally, in Atlanta, I'm more comfortable with Class B properties while I'm starting out.As far as calculating a CAP rate, starting with the 1% rule seems to work for initial triage.
