We are Atlanta's little teenage brother growing up (fast) We are all lucky to be in a booming city basically still many years of growth left I have to disagree on this being a good buy and hold market on most markets.

I agree that Nashville may be overpriced in many of its areas due to speculation of areas turning around at some point in the future, but there is also a strong growth of population here supporting much of the inflation of prices.  

I sympathise with anyone who has to deal with these people on a regular basis, it must be somewhere between the DMV and hell in terms of customer service.and that's in a development friendly jurisdiction.. get in a no growth town or county and its a real bummer projects can take decades and still never get done

Belmont and San Carlos have been enjoying the benefits of these transplants from Palo Alto, seeing some of the highest growth in home values since the recession.

Job growth exceeds the nation here, and businesses are moving here, which drives rents.  

There is not much action lately, however, the growth of Tracy in the next few years will be huge.There is alot of upside.Please let me know if you need any advice or tips.Happy to help out.Lawrence

If you are looking at North Dakota, I would stay away from the boom towns and focus on towns/cities that do not rely on oil for their growth.  

is there equity growth in scranton?

If I were you I'd speak to a real estate attorney & real estate accountant in your area and explain your intentions with regards to future growth so they can advise on the best structure and entity type.
