Now I am not a realtor, so I can't pull the data myself; but I can and did ask a realtor friend of mine to pull a list of homes for sale in the area desired and download it to an Excel spreadsheet for me.

If this operating agreement is basically just living in a "folder" at home and no one knows if I even have one, if I ever get sued or need to have a strong agreement, shouldn't I just be able to THEN spend a lot of money for an attorney who will draft what I need to protect me and just back date it?

. -- QuickBooks - Has a built in document management free in the newer version and download the credit card or bank transactions-- Neatreceipts - scan, get a report in excel and then you can import that info into most of the softwares.

I have downloaded several apps to my phone recently, but before spending a lot of time playing with them all to see which is the best fit, I thought I would ask the forum...I am managing our own rental properties, and for each step in the process, I have a checklist, for example "Tenant Screening Procedures" or "Move-Out Procedures".
