suggested lease for midterm
I have read a few highly rated books on midterm rentals with chapters covering the lease. However, I have not found a site to download a lease that is state specific for just this purpose. I assume it would need to read slightly different from a long term lease, in case the tenant decides to stay longer and I'm not sure the verbage that should be used for such and/or how to accomodate this when others might want to rent?
If this is confusing, then you are understanding my state of mind on how to write this lease. This is giving me more anxiety than having to spend the money to outfit the home! Help from the experts? Thank you ahead of time for any words of wisdom

Hi @Sheena Drake - to get you started, I recommed you use a service like KeyCheck or Avail for your state-specific lease. I first got started with my listing on Furnished Finder and used their affiliate, KeyCheck, for both the background check and for a state-specific lease. They have a free account that gives you up to 4 free leases, I believe, after which you have to pay. It was pretty easy to use and to modify for terms specific to my property, like stating where the guest can park and rules around trash collection. You specify the length of the lease including move in and move out dates, when payments are due and terms for cancellation or extension. I recently switched to Avail, though. I like it better. It's a little more streamlined than Keycheck IMO and their e-sign feature is a lot easier to use for both myself and the prospective guest. Either service will work well for you as you get started if you don't intend to have an attorney draft a lease for you. Good luck to you!
