@Jacob Ostreicher - I have a real problem with the way many landlords treat section 8, so what follows may seem a little harsh, but I would warn against this kind of strategy for three reasons.1) Section 8 is designed to get good people out of bad neighborhoods.

Unfortunately I can't add a ton of value, but reading the article it would seem that getting the Series 65 or partnering with someone with the designation may be necessary if you exceed the threshold.

I'm finding that $35-$50/per sf for medium to high design is what it's costing in Scottsdale... better to over-estimate for blind analysis!

My advice would be to first time buy and hold as well as flippers to maybe concentrate on areas like Roy or Sunset which may be priced comparatively but draw a different demographic.
