Sounds like the key for a developer or investor is if all the red tape is worth the upside/risk factors?

I want to be able to knock out as many repairs at once as I can, and trying to schedule repairs around my contractor's time, and 8 tenants sounds like it would be a bit tricky. 

That first deal is the hardest one to get under your belt sometimes just because you move from information to action but it really is the most important deal you can make as they often say on the podcasts.It sounds like you see that already and are taking great steps to prepare yourself to take action.
