So I know we're a bit of a risk, and you are absolutely right, it is difficult for the "little guy" to get into multi-units. but we have a 25% down payment, and a pre-approval from a residential lender for the same amount.

If you absolutely had to buy it I would have made it a condition of sale that the previous owner deliver vacant possession and let him/her deal with their nonpaying tenants.
