On the insurance front the good news is that it may be less expensive than your homeowner's insurance but it will be much more costly than a home without a pool.As for repairs/ maintenance my most similar unit would be about 6% of the rent per year historically. 

There's news that due to budget shortfall property tax increases are on the table, some folks are saying market will go down soon, etc...

Do you have other databases, like people you used to work with, frat, church, sports teams, etc.

I think this is a bit of a knee jerk reaction to various events that have hit the news across the country.
