I looked into buying a cash-flowing multi in places like Lowell, Worcester and Brockton, places where you can get a solid cap rate and I think are ripe for organic rent growth and appreciation (though markets like Worcester have gone up quite a bit recently).Places in Boston hold value and tend to appreciate, and the rental market is great.

If you have a solid credit history and present your business plan in a professional way, you should get a lender to work with you that is reasonable. 

Next on payment, I think your missing the value in a tenant who is willing to work above and beyond there ability to assure rents are paid, that's solid gold.
