If this tenant were to default could you release easily or will you have to make major improvements to fit it out for a new tenant.

If you've already released the previous tenant from their obligation upon approval of the new tenant I don't think it would be right to go back to hold the previous tenant responsible; they followed the lease and their obligation under it.
