Tenant dispute over Covid 19
Hello Bigger pockets!
I have a single family home that is being rented by four tenants (roommates). A month ago I received a notice indicating that one of my tenants have found a replacement to take over their lease (allowed by our leasing agreement). The new tenant has been approved and was scheduled to move in this month, but the remaining tenants are refusing to let this individual move in due to fear of COVID 19. What would be the appropriate move here as a landlord considering the previous tenant has left and was responsible for a portion of the overall rent? In this current state of health concerns surrounding COVID 19 I am not sure how to approach this issue.

Interesting problem. I wonder if any of the remaining 3 tenants have had friends over during this time or gone out to work? If so, I don't see what the problem is. Also if the person moving in has been staying at home, less of a problem.
