The easiest thing to do is for the seller to contact the title company, pay the lien amount to title company, the title company will pay the lien off and obtain a release of lien.  

Is there anything I might do to accelerate the release of the funds?

I am not a bankruptcy expert, but isn't that procedure used to release people from existing debt but not monthly expenses.  

They'll accept that and release your property, and your life goes on as normal with your new lender or leftover profit from the sale.

It is quite common for their to be a dispute over the validity of the contract termination leading to one parties unwillingness to sign the EDM release.
