:)I've talked to 2 mortgage loan officers and they both say that it can't be for a 4plex, because it can not be income producing or an investment property, even though I mentioned I would be living there.

The construction loan and term is 6.5% for 5 years but we can refi after development is stabilized (1 year) to a 4.5% 30 year which makes the returns much more attractive.

Your local MLS will syndicate to Zillow, Trulia, Realtor.com and other sites which will help you increase exposure and attract buyers. - Open houses will help you attract active buyers and future buyers (some folks will attend just to 'browse', keep in contact with them!)
