I belive that providing nice and affordable homes is definitely a start.

Hard money is really only best for investments where you have room to cover the expenses and still make a nice profit for yourself.

I am looking to buIld and develop a team in Fayetteville, NC.

That will be a big help in getting my foot in the door and start to develop my list of SOLID investors who are ready for large inventory that my team has to offer.

What i mean by that is, will you develop relationships with real estate agents, will you focus on real estate investors, will you go after the fix and flip crowd, will you go after 1st time buyers, or maybe move up buyers.

As many of you know, I've been in this business for many years, developing many types of projects over the years with my husband.

It would've been nice to get in with a second mortgage so there was nothing out of pocket...but I'll be happy to get it either way.

*Side note some policies may offer "Repair Cost" settlement which is a nice option that falls in the middle of RCV and ACV and may not require you to insure the dwelling at the full replacement cost estimate.For those outside the major Ohio cities you may have a small stroke hearing someone say to insure it for less than the full RCV.
