For example, where my wife and I own our rental there are a lot of pharmacy and medical students, so one strategy we had considered was having the unit information posted on the relevant campuses.  

Maybe he has medical bills he needs to pay off, maybe he wants to take the profits and start a bakery, or maybe he just doesn't want to be a landlord anymore so he's selling the property.Like @Chris V. said, don't worry about that too much (unless the seller gives you reason to believe that they are hiding something).
