2785 without management company.If i take a standard mortgage (20% down, 30y term) the P&I is 6187, which means this property will lose money.If i just plop down 1.5M in cash I get back 4% ROI with mgmt company, 4.5% without. probably worse as i have not budgeted for maintenance above (how do I do that)?

Check your recorder of deeds site for info on properties.Also, verify proper notice was given to lien holdersother than 1st. if there are any if, not the sale can be declared voidby other lien holders if they can prove they were not notifiedof the sale.Set a max dollar amount on each bid and stick by it.

I started looking for value ad opportunities and changed from duplexes to single family for a more hands off management, which is what I needed to scale up while still working for a global company.The following years the rehabs got more involved and the properties got more expensive, because I started to realize that only a certain quality of neighborhood would allow me to do a full blown gut rehab and not lose equity in the process.
