Starting a Partnership

Me and my lifelong best friend have decided to team up and tackle real estate investing together to make millions. We want to do it the right way the first time so we do not compromise our relationship and prevent any unforeseen events. What are some things we should be discussing or doing now to prepare? I am currently stationed in Korea and he is located in Texas. I am not sure where I will be located once my tour is over here but regardless we want to get involved together in investing someway. I know we will need to see a lawyer to get our partnership in writing but what more specifically do we need to make sure is in there? Thanks guys!
