None of these would be shocking or concerning to me on an inspection report, the equipment is old and will need to be replaced, this is standard. 

My goal is to achieve financial freedom and invest back into impoverished communities in my hometown by equipping them with funding and resources to be successful.  

I would hate seeing hipsters buying up properties out of no where and the identity of my hood quickly disappearing. 

Unless you are a famous celebrity who has paparazzi around you, not sure why people spend all this extra money on trying to hide their identity Starting in 2024 and 2025 LLC’s with the corporate transparency act most of this goes away anyways.

This could be a real estate agent, property manager, or an experienced investor who knows the area well.Keep learning and improving your skills: The more knowledge you have about evaluating properties, the better equipped you'll be to make informed investment decisions.

I would really focus on equipping the right team, this will be crucial for your success with out of state investing.

Think college frat boys with lots of money and heavy equipment.  

In reality few are equipped with the character traits, abilities and skills necessary for success in this particular activity.

In theory, I could have bought a boat by now for all the money I "threw away", but in reality I didn't have to store the boat, maintain it, replace equipment and motors, or drag it in and out of the water when I wanted to change lakes.
