If you are spending time finding out what's ideal for investors, how often do you really think you'll be able to seek and find that exact inventory?

No further liens.Both properties have had tenants for two+ years, so though not ideal, my DTI is ok.

Ideally I like to buy STRs that I also would want to vacation at.

Ask yourself: How am I going to find ideal properties to wholesale (Drive for Dollars, Cold Calling, SkipTrace, etc.)? 

Ideally the closer the comp, the better... but as long as the houses are within the same school district, you're good.

This would be more ideal as an outdoor camera though.
