There's two parts to this question I see: the ideal property and the ideal client/owner =)For property, it depends on what's in demand in that market and your goals.

My question for LTR investors - what would be an ideal loan for you assuming its for a longer term hold..Please dont tell me 3% no fees, 100% LTV, close in an hour, no prepay etc etc  LOL ...

I question how much value above costs can be achieved.An ideal BRRRR has zero costs and has positive cash flow after the refi to extract the value add.  

Any "strategies" to invest quicker than having the money to invest aren't going to be ideal for you.
