:-)Seriously though, it definitely sounds like you were doing some things that brought a lot of that pain on yourself:- Not having detailed contracts in place- Paying for too much work upfront- Not enough oversight/supervision- Hiring the wrong types of contractors- Paying by the hour- Etc...And I actually talk about all of those things in my book...so I *have* written a book on the topic!

Most send polite letters to get into contact with the person to make a reasonable offer based on very very basic information - if you cannot afford it then they wrap it up under contract and assign it to someone who can and make money in the process.I know you're trying to differentiate your letters to Park owners, but this will be a painful lesson for you.

A little bit about me; Prior to the market crash in 2008 I had experienced some success investing in real estate but , like most of my RE peers at the time, I was painfully ill prepared for the market downturn.
