There were a few holes in the wall from where they hung a flatscreen TV but I asked the tenant to spackle them - along with all other nail holes - and they did.I guess it is safe to assume many of you are experienced landlords?

I guess structuring a legal entity would infact be a self-imposed barrier to entry, when you put it that way.

I guess in conclusion to this I'm asking any investor that has dealt with family or any of this I could use some advise, instead of walking with the flow like I'm going to be doing.  

My guess is you can record you contract.

I guess the markets I am looking at just don't allow it.  

I received an original appraisal for 95K on prop I payed 72900 on, so I was excited about the deal. 2 weeks later I received another appraisal from the same company, dated the same as the original, but now for...you guessed it, 72900.

The other is no better than a SWAG (scientific wild *** guess.)  

I guess if two investor contribute $100k for a 10% ownership ,that means only $200K is need it on this deal?
