While not foolproof, having for example, a second property inspector to inspect the first inspector's finding for veracity will help you avoid (but not eliminate) some undesirable outcomes.

Lesser experienced loan brokers have a hard time understanding how they can affect change or outcomes, those many people walk away after a couple of failed attempts.Liability for you, would be within the reps and warrants for your fee agreement.

Yes I do live by the mantra " Happy wife = Happy Life " BUT we also have a mutual respect when I say we will not do this for these reasons at all OR We decide not to do them at this time but at a later date.I have finances constantly on the brain but we still enjoy fun things I just try to eliminate expensive purchases based on impulse control where the likely outcome is regretting it later.Sometimes the definition of love is saving someone whether it makes you popular or not from making bad decisions.

I'm thinking that selling to the developer might be the best outcome if that is something they would consider as neither selling during construction nor living next to construction seem like great options.I set a meeting with the developer - does anyone have experience with what approach might be best for bringing this up?

You might find yourself creating a situation that looks okay on paper but gets overturned in an audit because it lacked economic substance (substance over form).The IRS would likely challenge the use of multiple entities and an ESOP.Once upon a time you could donate a property to the fire department to burn down, take the donation and essentially have a property that was demoed and ready to rebuild.The bottom line is that many of the choices that might have changed the outcome today have already been made.

@chris seveneyfirst if I ever end up in court since you are the only one asking or mentioning yes you will be the first person I call and tell my outcome to .. now to continue that quote or saying has been used forever when will people get with the program and change what they were taught the laws change all the time .. one judge might see it ok and one might not your also saying that it's illegal without a license and that's misleading you should be reported for that how is it my attorney Gary Davidson #1 in Illinois as well as other attorneys and Tax professionals that I have as partners that i work with daily inform me that this is perfectly legal Andi don't need a license but you gonna try to tell me I do only cuz of your personal belief 😂😂😂😂 don't waste your breathe here Sir

This is relatively insignificant, as the important part of the rule is the outcome for the Redskins themselves, not who their opponent is.

These permits have to be displayed for the inspectors to see & sign off on.
