New build turn key property

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $329,500

New construction single family home, 3 bedroom, 2.5 bath, 2010 square feet.

What made you interested in investing in this type of deal?

Low maintenance since everything is new and under builder's warranty.

How did you find this deal and how did you negotiate it?

I'm a Realtor. I negotiated them paying all closing costs, appliances and blinds.

How did you finance this deal?

How did you add value to the deal?

I did not add value to this deal.

What was the outcome?

Rents quickly, quality tenants!

Lessons learned? Challenges?

I could have purchased a smaller unit for $40,000 less and rents would have only been $100 less a month so bigger isn't always better.
