I know for a fact that out of state (and out of country) investors operate in this same area as us, and would likely not have had access to either of these transactions, or if they did, might not find out this difference until it was too late.  

Should I start going to a cigar lounge and country club or something? 

What path would you choose?

We are in the DFW area now but buying property in the hill country to build a home in the next few years (near Marble Falls). 

Everyone traveling the same conversation path together versus having a tangential conversation down several different branches seems more conducive to learning and even exposing someone going to post an answer to a new idea.Lastly, this feels optimized for a mobile experience.

I wanted to simplify our assets and make it KISS "Keep-It=Simply-Stupid" and used J.L Collins's advice from the simple path to wealth for investment guidance. 

In any investments there are different strategies and ways of doing things, all of them have merit and should help guide you in finding your own investment path.

I was asking the group if someone knows an area of the country where I could find quads under $250k that will produce between 1% and maybe 2% in rental income.
