@Kevin Jorgensen Every time you sell, you pay commissions; every time you buy, you pay acquisition costs (finance charges, inspection, appraisal, ..) as well as the costs to get the new place to rentable condition.

It must be purchased at a discount, it should require significant repairs/upgrading, and must be able to recoup most of your acquisition/rehab/closing/holding costs when you refinance.
