Long term financing options and avenues for rentals

Hello everyone, I am new to bigger pockets and would like to know what options investors use to purchase rental properties. I have been a real estate investor for 3 1/2 months now and currently working on my 4th deal. My first was a wholesale deal that was very easy and the last three have been small rehabs that I plan to sell on a note and then sell the note to a note buyer. 

These are fine for immediate income, but I would like to start buying Multi Family as part of my long term goals for passive income. I have compiled a list of duplexes in my farm area that I will be marketing to and see if there are any potential deals. I am currently a full time investor (self employed) and have been for 3 1/2 months, so I know that will be one obstacle to overcome with financing. I am located in Fort Worth, Texas if there are any locals who have someone they use.
