If they're adjustable lally columns, they'll fail FHA and VA appraisal and possibly others.

The loan officer I work with the most is only licensed to do business in Virginia, DC and Maryland, but he would still answer questions and connect you to someone in your state if there is any possibility at all.

Primary geographical areas of interest of are NC, SC, VA, DC, MO, parts of SoCal and NYC metro though I am open to other regions if opportunity presents itself.

When I was in I used my VA loan to buy a 75k house in Abilene TX.

As for The upfront payment a 203K is probably your best bet if you're looking for least money out of pocket, I haven't used one myself but it does give you the least money required for a down payment unless you have a VA loan you can use.
