Short Sale Buy and Hold

Investment Info:

Single-family residence buy & hold investment in Battle Ground.

Purchase price: $145,000
Cash invested: $2,000

Post-recession short sale rehab. We had an opportunity to buy with a VA loan, 30 year fixed. We bought to live in it for a few years, then moved to another property.

What made you interested in investing in this type of deal?

We loved this little ranch! It was easy for us to decide to keep it when we realized how well it would cashflow. While this deal fell into our lap, we're confident we can make deals like this in a mature market.

How did you find this deal and how did you negotiate it?

REA with a backlog found the property with some of our own criteria.

How did you finance this deal?

With a VA loan, we didn't have to put any money down.

How did you add value to the deal?

We replaced the floors and cabinets.
